Investment Structure
Once properties have been carefully assessed and qualified, they are included in a structured investment package. This structure attempts to provide many benefits and creates "cash buyer" advantages such as stronger bargaining power.
In addition to the benefits of real estate backing and investor-prioritized capital structures, the company's senior executives are investor and major shareholders whose reward (in addition to salaries) come in the form of dividends paid from the company's profits after investors have received their structured returns. |
Entitlement & Improvement Process
Once we secure the property, we work to enhance its value, often through the entitlement process, gaining all approvals required for more intensive use of the property. Entitlement creates an average three-to-five-fold increase in the value of raw land. The increased value results from several factors:

Entitlements make land available for more intensive use with access to utilities, sewer, municipal water, roads and other infrastructure
